Tenant Introduction Service
we’ll find the right tenants for your property |
|
With our Tenant Introduction Service, we’ll
- advise you on your property’s likely rental value
- compile full colour details for your property, and do a floorplan if we need to compile an EPC
- market it far and wide
- accompany prospective tenants for all viewings
- provide you with feedback.
Then, once we’ve found potential tenants for your property, we’ll
- compile and check references
- obtain proof of employment or funds
- carry out credit checks
Only if all is satisfactory and you’re happy to go ahead, will we then prepare the tenancy agreements.

Fees for Tenant Introduction are two weeks’ rent plus VAT and our tenancy arrangement fee of £75 plus vat for preparing the tenancy agreements and carrying out the necessary checks on the tenants
We can also arrange, at extra cost:
- professional cleaning before and/or after the tenancy – including carpets or windows
- an inventory clerk, to provide an impartial documentation of the condition of the property and any contents
- An Energy Performance Certificate (or EPC)

Part Managed Service
we’ll find the tenants and collect your rent
|

This service is designed for landlords who want to manage any repairs or maintenance to their property, but wish us to collect the rent.
Essentially we do everything that we do in tenant introduction service, and in addition we also:
- collect rent and pay to you monthly by BACS transfer
- protect the tenancy deposit with our accredited scheme, TDS
- supply you with monthly statements and a log-in to check your account on our website
- send renewal or termination notices to tenants at the end of the tenancy
- update you on legislation changes.
- renew annual safety certificates for gas installation
With this service we can also register your tenants’ deposits with the Tenancy Deposit Scheme, and release the deposits at the end of the tenancy.
Fees for Part Managed Service are
- 8% plus vat of the rent, deducted monthly
- £75 plus VAT tenancy arrangement fee – for preparing tenancy agreements and carrying out the checks on the tenants
- Our fee for the Inventory & Schedule of Condition and accompanied check-in, which varies according to property size. As a guide, a two bedroom flat is usually around £80 plus vat.
- £65 plus vat for an EPC, where requested
- £40 plus vat for lodging the tenancy deposit with the Tenancy Deposit Scheme

Fully Managed Service
we’ll find the tenants – and look after your property |
|
This is designed for landlords who want us to take care of not just finding tenants, but absolutely everything.
We’ve been doing this since 1997, so you can imagine we’ve dealt with every issue imaginable! You won’t get that level of experience from all those sales agents who’ve recently decided to have a pop at lettings when the sales market dived.
Before the tenancy we will also:
- prepare an Inventory and Schedule of Condition – an independent specialist will compile a detailed report and meet your new tenants on the day they move in to show them round and obtain their signed agreement
- maintain accurate records to ensure that your property complies with all safety regs
- arrange any inspections that are necessary, like the gas safety check, EPC (in which case we’ll also compile a floorplan).
During the tenancy we will:
- collect the rent every month, and…
- …thanks to our same-day BACS system, transfer it to you as soon as we receive it
- pursue any late payments on your behalf
- act as a point of contact for your tenants, answering any queries about the property
- arrange any maintenance or repairs that become necessary, using professional and trusted local contractors
- prepare monthly financial statements
- update you on any new legislation that may affect you
- carry out regular property inspections, complete with a written report where appropriate
Landlords’ log-in. You can also log-in to our website to check the status of rent payment, disbursements etc.
At the end of the tenancy we will:
- carry out a thorough check-out inspection as an independent view on any damages or dilapidations
- oversee the return of deposits and any correspondence with the appropriate Tenancy Deposit Scheme
- arrange any cleaning or maintenance that may be deemed necessary and verify it’s been satisfactorily completed
Fees for Full Management are:
- 10% plus vat of the rent, deducted monthly
- £75 plus VAT tenancy arrangement fee – for preparing tenancy agreements and carrying out the checks on the tenants
- Our fee for the Inventory & Schedule of Condition and accompanied check-in, which varies according to property size. As a guide, a three bedroom house is usually around £85 plus vat.
- £65 plus vat for an EPC, where requested
- £40 plus vat for lodging the tenancy deposit with the Tenancy Deposit Scheme
- any disbursement for maintenance or repairs.

It is vital that your property and any contents are properly insured against fire, theft, flood and so on. Most landlords come to us with building insurance in place, particularly where the property is a flat. Should you need any assistance we are able to arrange or advise on insurance specifically for landlords.
We can also arrange or advise on insurance in case your tenants fail to pay the rent, and also to cover any legal expenses that may be incurred, should the worst happen.
